Multi-Family Painting Built for Speed, Repetition, and Coordination

Multi-family is a volume game played on a tight calendar. Hundreds of units, identical scopes repeated floor after floor, other trades in the stack above and below you, and a certificate of occupancy date that does not move. Chroma Coatings is built for that rhythm.

We work with multi-family general contractors, developers, and property owners on new construction, mixed use, and high rise residential projects across North Carolina and the East Coast.

The Creamery

Raleigh, NC · 26 Stories

The Creamery, Raleigh, North Carolina

Our largest multi-family project to date is The Creamery in downtown Raleigh, a 26 story residential development. A tower at that height and unit count leaves no room for improvisation. It demands crew depth, disciplined sequencing, vertical logistics that account for hoist and elevator availability, and daily coordination with every trade on the stack.

We staffed it, sequenced it, and finished it. That project is the clearest answer to the question multi-family contractors are really asking, which is whether we can hold pace on a job this size.

What Multi-Family Contractors Need From a Painter

Speed Without Rework

Repetition is an advantage only if quality holds through the last unit. Our foremen set a first unit standard, walk it with the GC, and then hold every unit to it. Consistent output beats fast output that comes back as punch.

Flexible Manpower

Floors do not release on a predictable schedule. When three floors open at once we add crews, and when a floor is held up we move our people to productive work instead of standing around on your clock.

Coordination That Does Not Require Chasing

Our superintendents attend the meetings, track the lookahead, and update manpower against it. GCs should not have to call the painter to find out where the painter will be.

Scope We Cover on Multi-Family Projects

Occupied Renovation and Unit Turns

Not every multi-family project is new construction. We repaint occupied communities, refresh corridors and amenity spaces, and handle turn work for property management groups. Working around residents requires quiet hours awareness, clean staging, low odor and low VOC product selection, and crews that understand they are working in someone’s home. See our Repaint page for occupied property work.

Safety and Training on Multi-Family Sites

Superintendents hold OSHA 30 and all employees hold OSHA 10, with aerial lift certifications for elevated and exterior work. Daily toolbox talks, full PPE, and jobsite specific orientation are standard on every project regardless of size.
